What is a "Trash-Out"?

In the past few years, the foreclosure industry has opened a door for business. This business is called a trash-out contractor, or often referred to as a "vendor".

A Trash-Out is not always needed on foreclosed homes, but if there are any personal items left in the home, the real estate company must hire someone to take care of it.

Winterizations, board-ups and locksmith services are all part of this business.

So the ultimate question is: What is a trash-out or real estate trash-out?

A trash-out consists of removing everything not structurally attached to the home or property. Basically anything the original homeowner had, must go. Sometimes these items are of value, but most of the time it's just garbage.

Several of these so-called "trash-out contractors" come in and remove the items, but don't make the house sellable. Imagine being a potential buyer, would you purchase a home that has broken glass in the front yard or nails in the driveway? It's obserd to believe these items can be left and these contractors still get paid!

Legacy M LLC doesn't leave the small stuff. We include in our bids, everything necessary to clean the property down to it's bare roots. When we're finished, the floors are vacuumed, the counters are wiped clean, the yard is mowed and the rest of the property is completely free of everything, including glass and nails!

To any real estate agent looking to get their hands on these foreclosed homes, you need to hire the RIGHT company the first time. Our work eliminates the need for a "final sales clean" and why shouldn't it? You should get your money's worth, or the banks money's worth, 100% of the time.

We also include in EVERY job, before and after pictures, and if the job is 3 or more days worth of work, we'll send you email photo updates as we progress.

We're setting the standard for what a trash-out is, because frankly, there is no standard. It's up to the company hired, to determine what is "done" and it shouldn't be that way. There should be limits and demands and they should be consistent throughout the industry. A home should be sellable when the trash-out is complete, and THAT my friends, is what you'll get with Legacy M LLC.
