What is a "Trash-Out"?

In the past few years, the foreclosure industry has opened a door for business. This business is called a trash-out contractor, or often referred to as a "vendor".

A Trash-Out is not always needed on foreclosed homes, but if there are any personal items left in the home, the real estate company must hire someone to take care of it.

Winterizations, board-ups and locksmith services are all part of this business.

So the ultimate question is: What is a trash-out or real estate trash-out?

A trash-out consists of removing everything not structurally attached to the home or property. Basically anything the original homeowner had, must go. Sometimes these items are of value, but most of the time it's just garbage.

Several of these so-called "trash-out contractors" come in and remove the items, but don't make the house sellable. Imagine being a potential buyer, would you purchase a home that has broken glass in the front yard or nails in the driveway? It's obserd to believe these items can be left and these contractors still get paid!

Foreclosures in Washington State

Washington State delinquent mortgage numbers continue to climb, according to a report released by the MBA in November of 2009. The struggling economic outlook seems to show nothing but a steady trickle-effect when it comes to current mortgages falling into delinquent status in the months and years to come.

Is there an easy solution to stopping this? No, but a way to keep the housing market rolling- yes!

Prevent homes from sitting on the market for month after month, by making these homes more appealing to buyers!

If you are in the real estate industry, you more than likely have homes that aren't moving. Whether it's the location or the condition of the property, there are not a lot of options (or dollars) that you can invest in making these homes more marketable. However, if you have a listing that needs some minor attention, say cleaning any personal items from the home and yard, or mowing the grass, you need to hire a professional!
